Construction management, or construct-only delivery, is the arrangement under which a developer brings a fully documented design and engages Calibre Construction Group to build it. The developer holds the design consultants and the design risk; Calibre prices the documented scope, sets the programme, and delivers the structure, envelope, services and fit-out through to occupation certificate and handover. This suits developers with an in-house design team or an existing relationship with an architect, and projects where the documentation is already complete when the builder is engaged. Calibre applies the same site management, subcontractor network and quality process it uses on design and construct work, with a director involved on every project and a construction manager on site. The distinction matters at pricing: under construct-only, the price is tied to the documents as issued, and anything the documents leave open is resolved as an instruction rather than absorbed by the builder.
Under construct-only delivery, Calibre works to the developer's documentation. The tender or negotiated price is tied to that documentation, and the programme is set from it.
Calibre's role is the site: subcontractor procurement, sequencing, quality, safety, certification of the works and handover. Design questions during construction go back to the developer's consultants.

What is the difference from design and construct?
