Apartment builder in Epping
Calibre Construction Group has completed two apartment projects in Epping. Villa Excelsior on Cliff Road, 133 apartments over three towers, was completed in 2020 under a design and construct contract and is the second largest project in the company's record. Epping Gardens is a second residential building in the suburb. Epping is split between the City of Parramatta and Hornsby Shire, and the station precinct was rezoned for higher density around the Northern line and the Sydney Metro, which drove a run of tower projects on the Cliff Road and Oxford Street sides of the station. Sites in the precinct tend to be larger consolidations with multiple towers over shared basements, closer in scale to Calibre's Ryde and Arncliffe work than to a single-building infill. For a developer holding an Epping site, Calibre brings a completed three-tower project in the same precinct.
The Epping town centre was rezoned to allow towers around the station, and most of the larger sites have now been built out. What remains tends to be edge-of-precinct consolidations where height steps down towards the surrounding houses, which puts more weight on the design and construct pricing of the podium and basement.
Cliff Road runs along the western edge of the precinct. Villa Excelsior's three towers sit on a consolidated site there, delivered over shared landscaped grounds.
