Sky Gardens at Ryde has 100 apartments over three commercial tenancies; KT Skyline at Wolli Creek has 65 apartments over three; Serenity Canterbury has 52 apartments over five shops, one of which fronts Calibre's own office; Serenity French Avenue at Bankstown carries a single commercial tenancy under 69 apartments; and the Roselands project combines 37 apartments with eight offices and five shops across three buildings. Calibre has also delivered a stand-alone five-level commercial office building at Frenchs Forest. Mixed-use sites bring their own design and construction issues: separate fire compartments and services for the commercial and residential parts, loading and waste for the tenancies, acoustic separation, and active street frontages required by most councils along arterial roads. Calibre prices and sequences those from the design and construct stage.
Most councils along Sydney's arterial corridors require commercial uses at street level, so a mixed-use building is often the only permitted form on a main road site. The residential floors above follow the same delivery as any apartment project.
The complications sit at the podium: fire separation, separate services and metering, loading docks and waste, and the commercial fit-out standard the developer intends to lease at.
